As a seller, your goal is to get top dollar in the shortest amount of time. Your home will get the most exposure within the first two weeks, so you’ll want to attract as many potential buyers as possible. In the eyes of a buyer, any flaws will lessen the value of your home, and strengthen their negotiation position. Remember, you never get another chance to make that first impression.

The Exterior

  • Remove all vehicles from the driveway
  • Store bicycles and garden tools in the garage
  • Keep garbage cans out of sight
  • Keep the garage door closed
  • Clean debris from roof and rain gutters
  • Keep your lawn mowed
  • Trim trees
  • Clear windows of overhanging branches
  • Rake fallen leaves
  • Check driveway for stains and consider power washing it if needed
  • Make sure the doors do not stick and that locks work properly
  • Add a fresh coat of paint to your front door
  • Replace any dead plants or flowers around the home
  • Replace the doormat with a clean and inviting one

The Entryway
  • Assess the amount of furniture in this space. Other than an entry table or a bench, there isn’t usually room for other pieces.
  • Remove clutter like shoes or backpacks
  • Replace burnt out light bulbs
  • Replace broken or missing outlet covers

The Family Room
  • Consider packing away unnecessary items
  • Store your remotes out of sight
  • Clean fireplace in and out
  • Turn on lights, even during the day
  • Add scented candles to heighten the buyers experience
  • Have soft music playing throughout the home

The Master Bedroom
  • Remove clutter or overcrowded furniture
  • Pack up personal photos or jewelry and valuables
  • Bag up shoes and clothing that you plan on giving away, and get rid of it
  • Keep closets organized and the door closed
  • The rooms focal point is the bed, so make sure it’s well appointed with beautiful linens and luxurious pillows
  • Keep children’s rooms clean and organized for all showings

The Bathroom
  • Pack up and store anything you don’t need from your medicine cabinet and shelves to make them appear more organized
  • Clean grout if you have tile and shine up your faucets
  • Scrub away any mildew or lime deposits
  • Add a capful of bleach or pine cleaner to your sinks before showings. This way your bathroom will smell clean.

The Kitchen
  • Remove magnets, paper and pictures off of the appliances
  • Window coverings should be left open to let light in
  • Remove any clutter or cooking devices, to maximize counter space
  • Pack up dishes or pots and pans that you won’t be using
  • Make sure cabinet hinges are functioning properly
  • Add a bowl of fresh fruit
  • Consider replacing dish towels or warn rugs

The Dining Room
  • Set your dining table to help buyers envision themselves hosting a fabulous diner party
  • Add fresh flowers to this room
